14 April 2022

Changes to the healthy homes standards have been finalised today and will become law on 12 May 2022.

The Residential Tenancies (Healthy Homes Standards) Amendment Regulations 2022 have been gazetted. This means the legislation has been finalised and a date is confirmed for when the changes come into force – 12 May 2022.

The amendments make changes to the heating, ventilation, and moisture ingress and drainage healthy homes standards.

As the changes do not become law until 12 May 2022, private landlords who have a compliance date before then must comply with the current healthy homes standards.

If your rental property already meets the existing standards, you will not need to do any extra work to comply with the changes.

We are updating our resources and tools to help tenants and landlords understand how the changes may affect them. This includes updates to the heating assessment tool to reflect the new formula available for some properties. The updated tool and resources will be available on the Tenancy Services website on 12 May 2022 when the changes become law.

The Ministry of Housing and Urban Development website has more information on the changes. (external link)
